Kurt Houtkooper

Kurt Houtkooper has over 18 years of real estate experience in asset management, property management, leasing, acquisition, and disposition of income-producing properties. He is also Chief Executive Officer of affiliate multifamily investment company Hamilton Zanze.

 

Kurt was previously with Tishman Speyer Properties, where he was involved in marketing, leasing, negotiating contracts, forecasting, budgeting, managing personnel and third-party vendors, and establishing asset direction of over seven million square feet of Class A and Class B office space. Prior to Tishman Speyer, Kurt was Vice President of Investment Sales at Grubb & Ellis Company, where he represented clients in the leasing, acquisition, and disposition of commercial property.

Principal

Mark Hamilton

Mark Hamilton has considerable experience in partnership formations and operations, project planning and implementation, asset management and management oversight, landlord-tenant and rent-control issues, risk management, and zoning and building department matters. Prior to co-founding Hamilton Zanze in 2001, Mark owned his own commercial brokerage and investment business after starting in the San Francisco office of Marcus & Millichap in 1981. In 1988, he co-founded Property Resource Group (real estate brokerage) and Quantum Land Company (development). Mark’s main focus has always been locating value-add properties in changing urban neighborhoods and then re-working them into higher-quality buildings with higher incomes, improved tenant profiles, and higher resale values.

 

Mark earned a B.A. with High Honors in English Literature from San Francisco State University and an M.A. in English and American Literature from Brandeis University, which he attended as a University Scholar and Fellow.

Principal

Tony Zanze

Tony Zanze’s experience in real estate included capital markets, asset management, leasing, development, and investment and brokerage of multifamily and commercial properties. Tony co-founded affiliated multifamily investment company Hamilton Zanze (HZ) in 2001.

 

Before HZ, Tony was with RREEF Real Estate Investment Managers overseeing asset disposition. Before joining RREEF, he was manager of the San Francisco office of GE Capital Real Estate, where he handled the production of mortgage-backed securities, structured finance, and equity investments. From 1986 to 1997, Tony was with Northwestern Mutual Life Insurance Company, where he originated long-term fixed-rate loans and joint ventures.

 

Tony began his career as a sales investment broker with Cushman & Wakefield and holds a B.A. in Psychology from Dartmouth College and an M.B.A. in Real Estate from the University of Wisconsin.

Jay Snover

Jay joined Graham Street Realty in October 2017 as the Managing Director of Investments. In this role, he focuses on sourcing new acquisitions in dynamic office markets throughout the Western United States. Prior to joining Graham Street, Jay worked at Embarcadero Capital Partners for seven years where he served as the Director of Acquisitions and was primarily responsible for underwriting and managing the firm’s acquisition and disposition efforts in multiple West Coast office markets.

 

Jay graduated from the University of California, Berkeley with a degree in Business Administration. He enjoys spending time at his family’s cattle ranch in Central California and camping with his wife.

Sr. Director, Asset Management

Toni-Ann Anderson

Toni-Ann joined Graham Street Realty in 2022 after previously being with the company for over 7 years. As a Senior Director on the asset management team, Toni-Ann is the lead on the Northern California portfolio and is spearheading environmental, social, and governance initiatives.

 

She earned her B.S. business with an emphasis in accounting and received a certificate in real estate from The University of Colorado. In her two years away from Graham Street Realty, Toni-Ann was the VP of Asset Management and Environmental, Social, and Governance (ESG) at Deutsche Finance America, a U.S. real estate private equity platform where she focused on Class A core office investments and created the firms ESG platform from the ground up. Prior to joining Graham Street Realty in 2012, she was a corporate accountant for several medium-sized businesses.

 

Born and raised in New York, Toni-Ann is an accomplished and avid downhill skier who spends her free time searching for the best snow conditions. She now resides in Denver with her husband and daughter.

Director, Asset Management

Andrew Mustin

Andrew Mustin joined Graham Street Realty in August 2018, serving as a Director covering assets in the San Francisco Bay Area. He began his career in commercial real estate in 2005, with roles as a commercial broker, lender and corporate real estate transactions professional.

 

Prior to joining GSR, Andrew oversaw a commercial real estate loan portfolio at Bank of America. Prior to that, he was a portfolio transaction manager with Charles Schwab’s corporate real estate team where he was responsible for site selection and leasing activity within Schwab’s retail branch and office network. Andrew started his career with CBRE as a commercial real estate broker where he represented clients in the leasing, acquisition, and disposition of commercial property.

 

Andrew is a graduate of the University of California at Davis with a B.A. in Political Science and has an M.S. in Real Estate from Florida International University. Andrew resides in Orinda with his wife and daughter. In his free time, he enjoys cooking, golfing and fishing.

Financial Analyst

Bill Coen

Bill Coen joined Graham Street Realty in 2024 as a Financial Analyst where he focuses on transactions and asset management. Most recently, Bill completed a fellowship at Hamilton Ventures, a Washington D.C.-based venture capital firm that is focused on real estate-oriented technology investments. In this role, he conducted due diligence on potential investments, researched market trends, and monitored portfolio company performance.

 

Bill holds two master’s degrees: an M.S. in Real Estate from the Massachusetts Institute of Technology (MIT) and an M.A. in Urban and Environmental Policy and Planning from Tufts University. He received his B.A. in Communications from St. Mary’s College of California. While at Saint Mary’s, Bill was a member of the back-to-back national champion rugby team.

 

Originally from Pacifica, Bill is a fourth-generation Bay Area native. In his spare time, Bill greatly enjoys spending time with friends and family, especially his fiancé and their rescue dog, Ruby, and cheering on his beloved San Francisco 49ers.

General Counsel

Todd Williams

Todd’s background spans both transactions and litigation, as well as experience as inside and outside counsel. He was previously an assistant general counsel at Paul Hastings, where for over a decade he focused on real estate and complex litigation and internal and external enterprise risk management. Todd has also worked at a Sacramento law firm specializing exclusively in real estate development and transactional work.

 

Todd completed his undergraduate studies at the University of California, Berkeley and obtained his law degree from the University of the Pacific. Originally from Sacramento, Todd currently lives in Lafayette with his wife and three kids and enjoys coaching his son’s and daughter’s soccer, rugby, and baseball teams as well as cheering for the SF Giants and California Golden Bears.

Ashlee Cabeal

Ashlee Cabeal the Chief Financial Officer at Graham Street Realty. She is also a partner and Chief Financial Officer at affiliate company, Hamilton Zanze. Prior to her current role, Ashlee was a senior director on the HZ Transactions team and worked on acquisition, disposition, and refinance activity, providing expertise in deal sourcing, underwriting, loan originations, and closing.

 

Before joining the family of companies as an intern in 2010, Ashlee worked as a senior audit associate at Pricewaterhouse Coopers. There, she focused on servicing banking clients and private equity clients before returning to school for her M.B.A.

 

Ashlee has a B.S. in Accounting and a B.B.A. in Marketing from Loyola Marymount University, and an M.B.A. from the University of California, Davis. She is also a Certified Public Accountant in the state of California. In her spare time, she enjoys traveling, the great outdoors, and cooking.

Investor Relations

Toby Costello

Toby Costello manages all Investor Relations efforts for Graham Street. He is also a Senior Director of Investor Relations — fostering relationships with current investors and grow the investor network. He is also a licensed Real Estate Broker in California.

 

Prior to Hamilton Zanze, Toby spent over 10 years in commercial real estate brokerage in both office leasing and multifamily investment sales. Most recently, he co-lead the San Francisco multifamily investment sales practice at CBRE where he represented individual investors and small private equity firms in the purchase and sale of investment properties. Toby has deep roots in San Francisco as a fifth-generation native.

 

Toby is an avid consumer of podcasts, enjoys reading, and keeps himself sane by biking, fly fishing, and spending time outdoors. Toby resides in Mill Valley with his wife and two daughters.

 

Human Resources

Diane Macken

Diane is the Human Resources Associate Director for Hamilton Zanze, Graham Street Realty and Paramount Property Company.

 

Diane Macken joined the HZ team in 2017. She previously worked with on Investor Relations team, providing assistance to those who invest with HZ via their IRA custodian.

 

Originally from the Northeast Coast of Ireland, Diane came to San Francisco in 1996. She has since worked at several Bay Area companies in a variety of industries, including construction and technology.

 

Diane lives with her daughters in San Francisco and spends her weekends with them watching movies, reading, and taking her dog for walks on the beach.
